Lancer 28, mooring buoy and tender in Victoria, British Columbia for sale

Clint has been my pride and joy for 3 years now. Pictured is before all work was done, will include updated pictures soon.
I'm deciding to sell the boat to move in a different direction with my hobbies now.
The vessel is a 1979 Lancer 28.
I will include a pristine 8' Zodiak with oars, and a 2hp yamaha outboard with a self contained fuel tank.
I am currently working on setting my mooring buoy in Oak Bay, it will be complete by May 26th and will be included in the price of the boat.
Clint is a fibreglass hulled sloop rig with just one set well used cruising sails, the jib is on an autofurler and the whole boat is rigged for single handing.
It will include a full dodger that is not installed. I prefer a very open deck space.
The standing rigging is in good shape, and all running rigging has just been replaced. The mast has just received a freshen up.
All running lights, mast light, stern light, cabin lights (LED's now) have been recently replaced and re wired.
Two 20w solar panels were recently added with a 4.5 amp charge controller to keep the brand new blue top marine batteries topped up and to keep the brand new bilge pump and float switch running while unattended for periods of time.
I purchased a brand new Rocna 11kilo anchor as well as new rode (250 feet) and chain (40 feet) to go along with it.
There is a spare danforth and equal chain and rode to go with it.
There is a working head aboard.
Included is a Simrad autopilot system that is one of the best features of the boat.
Bottom paint was redone in 2014, and touched up in high wear areas in the beginning of 2015.
The boat has a new from 2011 Yanmar single cylinder diesel engine for power which puts out 9hp and cruises at 6kn. I have maintained this engine meticulously and it's never let me down.
There is a comfortable large bed in the middle and 2 quarter berths.
There is an 11lb propane cylinder hooked up to a 2 burner stove and oven, as well as a small stainless bbq on deck that uses camping cylinders.
The hull paint was just done, a fresh electric blue with new decals and a proper re naming.
I just installed a new VHF marine radio and it functions as intended.
